About The Funding Source Syracuse
After its founding in 1996 as a mortgage broker, Syracuse, New York-based The Funding Source earned federal and state licensing as a mortgage banker in 2001 following founder Philip LaTessa’s approval by the Department of Housing and Urban Development as an FHA Direct Endorsement Underwriter. Subsequently, The Funding Source expanded from its Syracuse headquarters, opening offices in the upstate New York cities of Albany, Buffalo, and Rochester. Over the next several years, the firm continued to grow and eventually provided loans and refinancing for mortgagors throughout New York State, North Carolina, Pennsylvania, and Missouri.
Under Philip LaTessa’s direction, The Funding Source (TFS) developed into a multifaceted company with separate sales, accounting, underwriting/processing, risk management, and post-closing departments. At the apex of its operation, the firm facilitated $120 worth of loans annually, with products ranging from FHA and home improvement loans to apartment home financing and no-income-verification loans. Seeking to control enterprises in related business domains, TFS also acquired numerous subsidiary companies, including Weichert-First Residential, Greatwood Title, and Greatwood Property Management.
Over the course of the company’s history, TFS enjoyed affiliations with such organizations as the Mortgage Bankers Association, the Government Officers Association, and the Internal Independent Auditors Association. Also striving to give back to the Syracuse community, TFS’ staff contributed to many local philanthropic efforts, such as preparing meals each month for residents of the Ida Benderson Senior Center and collaborating with the Eastwood TNT program on neighborhood cleanup projects.
